Bennett Investments specializes in acquiring and developing flex industrial properties across the Southeast.
We focus on value-add opportunities by improving leasing performance and upgrading operations through hands-on asset management.
We target properties between 10,000 and 75,000 square feet, primarily in infill or high-growth secondary and tertiary markets.
Ideal opportunities include underutilized flex parks, mismanaged assets, and developable land with strong tenant demand and limited competing supply.
Our portfolio strategy includes both existing acquisitions and ground-up developments with clear paths to stabilized cash flow.
We partner with both institutional and private investors through joint ventures and LP capital, seeking long-term wealth creation through durable, income-producing real estate.
Kris Bennett, Founder and CEO, has closed over $130 million in self-storage deals and completed more than 200,000 square feet of development projects.
After a decade in the storage sector, Kris began pivoting to flex industrial in response to rising competition, compressed yields, and growing tenant demand for flexible, multi-use space.
He brings a disciplined, cash-flow–focused approach to real estate investing, with a background in acquisitions and capital structuring.
Kris is the host of The Storage Investor Show, where he interviews leading operators, capital partners, and developers in the storage and industrial sectors.
He has also served as a guest speaker for Executive MBA and Undergraduate classes at UNC’s Kenan-Flagler Business School, where he was a Fund Manager for the school’s real estate private equity fund.
Kris holds a degree in economics and a business minor from UNC–Chapel Hill.
